Approved Communities
Resident homes will be in one of many investor-approved communities that lie within high school attendance zones ranked in the top 50% of their local-market standardized testing.
Price and Size
Resident homes are purchased within these price and size criteria:
- price range of $100,000 – $550,000
- at least two bedrooms
- lot size is 3 acres or less
Property Type
The types of home purchased for residents are:
- detatched single family homes
- fee-simple town homes
- new-construction and For Sale by Owner (FSBO) homes are accepted if the builder, or owner, will use the standard state contract and addendums for the purchase
- new-construction homes also need to be completed, move in ready and in the final phases of a land development
Commercial or multi-family properties and any property that is subject to a condo association or held as a condo interest are NOT considered for purchase.
Property Sales
Resident homes are:
- traditional sales on MLS
- For Sale By Owner and new-construction builders (see restrictions under “Property Type” just above)
Due to timing and inspection issues; additional risks are associated with the following three types of transactions in terms of potential delays and the inability to negotiate credits from the seller in the event of a home inspection issue—and are therefore NOT considered for purchase:
- short sales
- bank “real estate owned” (REO)
- homes sold at auction
Property Condition
Homes with pools are purchased in certain states.
Pool maintenance and cleaning costs are built into the monthly rent on these homes.
HOA Guidelines
If your chosen home is in a home owner’s association—to be purchased by our investors the HOA can only require the following basic information:
- name
- phone number
- vehicle information
- pet information
- etc.
Homes within HOAs that require the following from residents are NOT purchased:
- complete a credit check
- in-person interview
- background check
- applicant bank information
- mandatory social club or golf club dues
