Home Partner of America’s pre-qualification content is shown below. Helpful, explanatory information is in BOLD.
Income
- Does your household have any of the following acceptable forms to verify your income? (By household we mean all adults 18 and over who will be residing at the home during the term of the lease.)
- Last two (2) paystubs (most recent one within past month)
- Last two (2) income tax returns (only if you are self employed)
- Form W-2
- Social Security Benefits Award Letter
- Pension Benefits Award Letter
- Permanent Disability Benefits Award Letter
(These documents do not need to be uploaded until you submit your $75 Final Application in Step 2. They are NOT required to be uploaded during Step 1 when submitting the free Pre-Qualification Application.)
2. Does your household make a minimum of $50,000 per year?
3. Do you have at least twice your target rent amount available in a bank account?
History
4. Have you or any household member ever been evicted or have (or had) any outstanding apartment collections?
5. Have you or any household member ever been reported for a damage to a property in the last 5 years?
Current
6. Do you or any household member have an open/unsatisfied Chapter 7 Bankruptcy or pending bankruptcy? Satisfied/discharged bankruptcy is not an automatic disqualification.
7. Are you or any household member a registered sex offender or sexual predator or otherwise subject to reporting requirements of any state, territorial, or tribal sex offender registry?
8. Are you or any household member currently in default under a lease agreement?
9. Do you have any pets?
(Up to 3 pets are allowed. Up to a total, combined weight of 180 lbs. There is a $300 non-refundable pet deposit that will be returned to the tenant if they buy the home. If they choose not to buy the home, the deposit will not be refunded. Pit bull, Rottweiler, Mastiff and Doberman breed dogs are not allowed.)
